We are a fixed-cost company. From the beginning of your project, you’ll know what your home will cost. We believe fixed pricing provides greater transparency and peace of mind, eliminating the surprise adjustments and open-ended invoicing that cost-plus contracts typically go hand in hand with.

During Phase I and Phase II Design, you’ll work closely with our team to finalize your floor plan, selections, and finishes. Once the design is complete, your pricing is locked in. If changes are needed after that point, a formal change order ensures full transparency around any adjustments in cost, timing, or materials.

The Build Process

From your initial design consultation to project completion, the process typically takes between 12 and 24 months. Here’s how it works:

Step 1 — Lot Feasibility Whether you already own a lot in Lewes Beach or need help finding one, we start by evaluating the site. Our land acquisition team helps determine eligibility, assess any limitations, and identify what’s possible on your specific property.

Step 2 — Phase I Design Select from one of our floor plans and customize according to your budget, guided by our three custom home lines: Classic, Signature, and Legacy.

Step 4 — Permits Once your architectural plan and grading plan are complete, we submit for permits.

Step 6 — Closing Before we hand your home over to you, we complete a final walkthrough and discuss the warranty plans included with every Character house.

Warranty Coverage: Every Character home includes a standard one-year workmanship warranty, two-year mechanical coverage, and a 10-year structural warranty through 2-10 Home Buyers Warranty. Extended three-year and five-year warranty plans with annual home inspections are also available.
